Our partner is a real estate developer based in Lisbon, focused on value-add residential and mixed-use projects across the metropolitan area.
- Conduct technical due diligence on acquisition opportunities: constructive feasibility, cost estimation, regulatory constraints (PDM, RJUE, PIP), site conditions, permitting risks and timing assumptions.
- Lead construction tenders: prepare tender packages, coordinate with cost consultants, negotiate with general contractors and subcontractors, and support contract structuring and award.
Description
Key Responsibilities
- Conduct technical due diligence on acquisition opportunities: constructive feasibility, cost estimation, regulatory constraints (PDM, RJUE, PIP), site conditions, permitting risks and timing assumptions.
- Lead construction tenders: prepare tender packages, coordinate with cost consultants, negotiate with general contractors and subcontractors, and support contract structuring and award.
- Manage on-site execution and supervision: monitor works progress against schedule and budget, raise and resolve issues, validate variations and progress payments.
- Coordinate the project design team: act as the primary interface between architects, engineers (structural, MEP), landscape designers and specialist consultants throughout design development.
- Supervise the fiscalização (technical site supervision), ensuring quality control, health & safety compliance and adherence to design specifications.
- Manage the interface with municipal authorities and utility providers (CML, EDP, EPAL, etc.) for permits, licenses and connections.
- Support delivery, handover and post-completion activities, including snagging, warranty management and coordination with the sales team.
- Maintain rigorous project reporting: schedule, budget, risk logs and key milestones for internal review and investor updates.
Profile
Profile
- Degree in Civil Engineering or Architecture.
- 5-7 years of experience in real estate development, project management or construction as site manager.
- Proven track record of managing reabhilitation construction projects from tender through to handover, with demonstrable ownership of budget and schedule.
- Comfortable reading and challenging architectural and engineering drawings, BoQs and construction contracts
- Entrepreneurial mindset: autonomous, hands-on, structured, and comfortable operating in a small team where you own your projects end-to-end.
- Based in or willing to relocate to Lisbon; comfortable spending significant time on site.
Job Offer
Salary of 50.000 / per Year+ Car
